This home was presented as a beautifully maintained 1128m2 large leafy yard with a 3 bedroom cottage as an off-market sale. The home was situated at the front of a large backyard and held much interest to locals who live in this family orientated suburb.

Strategies we employed in this campaign

Despite being an off-market sale, we still had to work with buyers and generate. Despite being an off-market sale, we still had to work at creating some urgency for buyers and generate competition. We did this by setting a timeframe and being very transparent about how the process was going to run. Consequently, the result was well above the vendor’s expectations. We attracted immediate solid interest from multiple buyers, most of them keen to make offers. This saw us commence negotiation with a few parties, resulting in some competition and a price that was well above vendor expectations.
